Is a pre-listing appraisal the same as a CMA?
No. A CMA is a valuable brokerage tool prepared by a real estate professional for pricing and marketing. An appraisal is an independent opinion of value developed by a credentialed appraiser under appraisal standards. The appropriate service depends on the client’s needs.
Can measurement be ordered without an appraisal?
Yes. ANSI-compliant measurement and a professional building sketch may be ordered as a separate service.
Can the sketch and photographs be used in the listing?
Yes. When ordered for marketing use, the delivered building sketch and property photographs may be incorporated into the Realtor’s listing materials, subject to the engagement terms.
Does the photography include drone images?
No. The current property-photography service covers ground-based interior and exterior images.
Appraisal conclusions remain independent of any listing objective, requested price, or anticipated transaction. Photography and measurement services are separately defined in the engagement.
